What these communities are

Reunion and ChampionsGate are resort-style communities in Osceola County, near I-4 southwest of Walt Disney World. Many homes here are bought as furnished vacation rentals. Reunion is known for golf courses designed by Jack Nicklaus, Arnold Palmer and Tom Watson. ChampionsGate is home to the Omni Orlando Resort at ChampionsGate and its golf courses.

Encore at Reunion is a resort community with large vacation homes, many with six or more bedrooms. Short-term rental rules depend on zoning and on each association's documents, which differ by section, so we confirm them for every home before you make an offer.

Median price: about $365K, Redfin, 3 months ending September 2026, all home types, checked Oct 20, 2026. A median is not the value of any one home. We left out a median for Reunion and Encore at Reunion: the sources we checked on Oct 20, 2026 disagree a lot, and the mix of condos and very large homes moves the number.

Homes for vacation-rental investors

You'll find condos and townhomes, single-family homes with pools, and very large homes built for groups. Many are sold furnished.

Review the rental history, the management agreement, the furniture list and the association rules. Ask whether the HOA requires a specific management company or rental program.

Short-term rental rules: what to confirm

Zoning and HOA

Osceola County zoning and each association's documents decide whether nightly or weekly rentals are allowed. Get the current rules in writing for the exact home.

Licenses and taxes

Florida vacation rentals generally need a license from the Florida DBPR, and rental income is subject to state sales tax and the Osceola County tourist development tax. Confirm with each agency.

Insurance

Short-term rental homes usually need a different insurance policy than a primary home. Get quotes early.

Financing

Some lenders treat resort-area homes and condos differently. Talk to a lender who knows vacation-rental loans.

Resort amenities

  • Reunion: golf courses by Nicklaus, Palmer and Watson (club membership rules apply)
  • ChampionsGate: Omni Orlando Resort at ChampionsGate and golf
  • Encore at Reunion: resort club amenities (confirm what the HOA covers)
  • Close to Walt Disney World

Cost of ownership: HOA, CDD and taxes

  • Ask for the HOA amount and what it covers for the exact home. Some neighborhoods have more than one association.
  • Many newer communities add a CDD assessment to the property tax bill. Check the tax bill for the exact parcel.
  • Look up taxes for any parcel on the Osceola County Property Appraiser site.
  • Living in the home? File for homestead with the property appraiser (deadline March 1).

Location

  • I-4 runs right past both communities, toward Disney, Orlando and Tampa.
  • SR 429 (toll) connects near Reunion toward Disney and west Orange County.
  • US-27 runs to the west near ChampionsGate.
  • Drive times depend on traffic and time of day. Test your own commute at rush hour before you buy.
