Why work with a Kissimmee Realtor who knows the area
Kissimmee is the county seat of Osceola County, but it doesn't buy or sell like one single town. A townhome near the Kissimmee SunRail station, a newer home with a CDD in a master-planned community and a furnished vacation home off US-192 each come with different rules, costs and buyers.
I'm Omar Galan, a Broker Associate with LPT Realty and a Realtor since 2009. I work along the Orlando–Kissimmee line every day, so I can help you sort out what matters for the exact street you're looking at: HOA and CDD fees, rental rules, flood zones, commute routes and what nearby homes actually sold for.
Kissimmee areas I help buyers and sellers in
Downtown Kissimmee
Older homes and established streets near Broadway, Lakefront Park on Lake Tohopekaliga and the Kissimmee SunRail and Amtrak station.
Buenaventura Lakes (BVL)
A large planned community northeast of downtown near Osceola Parkway and Florida's Turnpike, with single-family homes, townhomes and condos.
Celebration
A planned community started by Disney in the 1990s, near I-4 and US-192, with a walkable town center on the lake and a mix of homes, townhomes and condos.
West 192 & the resort communities
Vacation-home communities such as Windsor Hills, Storey Lake and Reunion, close to the theme parks. Short-term rentals are allowed only where zoning and HOA rules permit.
Poinciana
A large community that spans the Osceola–Polk line, reached by Poinciana Parkway and Pleasant Hill Road, near the Poinciana SunRail station. It includes Solivita, a 55+ community.
East toward St. Cloud & Harmony
Along US-192 east of town you'll find newer master-planned neighborhoods and larger lots. Many newer communities here carry a CDD assessment.
Getting around Kissimmee
- US-192 (Vine Street / Irlo Bronson Memorial Hwy) runs east–west through town toward the theme parks and St. Cloud.
- Florida's Turnpike and SR 417 connect north to Orlando, Orlando International Airport (MCO) and Lake Nona.
- Osceola Parkway (toll) links the Turnpike area with Walt Disney World. I-4 runs along the west side near Celebration and ChampionsGate.
- SunRail has Kissimmee stations downtown, at Poinciana and at Tupperware (near Osceola Parkway), with trains to downtown Orlando.
If you're buying in Kissimmee
- Ask about the CDD as well as the HOA. Many newer communities add a CDD assessment to the property tax bill.
- Planning to rent the home short-term? Confirm the zoning and the HOA rules before you make an offer. Many areas don't allow it.
- Check the FEMA flood map near lakes and creeks, and get insurance quotes early. Roof age can affect insurance options.
- Living in the home? File for the homestead exemption with the Osceola County Property Appraiser (the deadline is March 1).
If you're selling in Kissimmee
- You're often competing with nearby new construction and builder incentives, so pricing and presentation matter.
- Selling a vacation home? Buyers will ask about furniture, rental rules and booking history. We'll get that ready up front.
- A recent wind-mitigation or 4-point inspection can help buyers get insurance quotes faster.
- Need to sell quickly or as-is? I can show you a cash offer next to a listing estimate.

Kissimmee real estate FAQ
Do you work with buyers and sellers in all of Kissimmee?
Yes. I help buyers and sellers across Kissimmee and Osceola County, including downtown, Buenaventura Lakes, Celebration, Poinciana and the vacation-home communities off US-192. I also work in Orlando and Davenport.
Can we work together in Spanish?
Yes. I'm bilingual, so we can talk, text and go over documents in Spanish or English, whichever you prefer.
What is a CDD fee in Kissimmee?
A CDD (Community Development District) is a special district that pays for things like roads, utilities and amenities in some newer communities. Its assessment usually shows up on the property tax bill, separate from HOA dues. I'll help you find both amounts before you make an offer.
Can I buy a home in Kissimmee to use as a short-term rental?
Only in places where the zoning and the HOA rules allow it. Several resort communities off US-192 are set up for vacation rentals, but many neighborhoods are not. We'll confirm the rules for a specific home before you commit.
How do I find out what my Kissimmee home is worth?
Send me your address through my contact form or call or text (321) 325-2727. I'll prepare a free, no-obligation estimate based on recent nearby sales and your home's condition.
