Why work with an Orlando Realtor who knows the neighborhoods

Orlando is a big, spread-out market. A condo near Lake Eola, a townhome in MetroWest and a newer home in Lake Nona can differ a lot in HOA rules, insurance costs, commute and the buyers they attract. An "Orlando" address can also sit outside the city limits, in unincorporated Orange County.

I'm Omar Galan, a Broker Associate with LPT Realty and a Realtor since 2009. I work a lot in Orlando, especially the south side along the Kissimmee line. I'll help you compare neighborhoods on real facts like commute routes, fees, condo rules and recent sales, then negotiate for you.

Orlando neighborhoods I help buyers and sellers in

  • Hunters Creek & Southchase

South Orlando near the Osceola County line, in unincorporated Orange County, close to Osceola Parkway, John Young Parkway and Florida's Turnpike. Single-family homes, townhomes and condos.

  • Meadow Woods

South Orlando near SR 417 and Florida's Turnpike, with its own SunRail station. Mostly single-family homes and townhomes.

  • Lake Nona

A master-planned area in southeast Orlando near Orlando International Airport, home to Lake Nona Medical City. Mostly newer homes; many communities carry HOA and CDD fees.

  • Dr. Phillips & Bay Hill

Southwest Orlando near I-4, Sand Lake Road's Restaurant Row and the theme parks, with a wide range of home styles and lot sizes, plus lakefront homes.

  • Downtown & nearby lakes

Condos and older homes around Lake Eola, Thornton Park, College Park and Audubon Park, plus Baldwin Park, built on the former Naval Training Center.

  • MetroWest & East Orlando

MetroWest offers condos and townhomes off Kirkman Road. East Orlando, including Avalon Park, sits near the University of Central Florida, SR 408 and SR 417.

Getting around Orlando

  • I-4 runs through downtown and southwest toward the theme parks. SR 408 (East-West Expressway) crosses the city east to west.
  • SR 417 and Florida's Turnpike link south Orlando with Kissimmee, Lake Nona and the airport. SR 528 (Beachline) heads to the coast.
  • SunRail stops at Meadow Woods, Sand Lake Road, Church Street and LYNX Central, among others. LYNX runs the local buses.
  • Brightline trains leave from Orlando International Airport (MCO) for South Florida. Most expressways are tolled, so plan for SunPass or E-PASS.

If you're buying in Orlando

  • Check whether the home is inside Orlando city limits or in unincorporated Orange County. It affects taxes, services and local rules.
  • Buying a condo? Ask for the milestone inspection and reserve study. Florida's newer condo safety laws can lead to special assessments.
  • Ask about the CDD as well as the HOA in newer master-planned areas, and check the FEMA flood map for homes near lakes.
  • Living in the home? File for the homestead exemption with the Orange County Property Appraiser (the deadline is March 1).

If you're selling in Orlando

  • Pricing depends on the micro-market. Two neighborhoods a few miles apart can sell very differently, so I price from truly comparable sales.
  • Selling a condo? Have the HOA documents, budget and inspection reports ready. Buyers and lenders will ask for them.
  • Your listing goes on the MLS and the major home-search sites so buyers across Orlando see it.
  • Need to sell quickly or as-is? I can show you a cash offer next to a listing estimate.

Orlando real estate FAQ

Which parts of Orlando do you work in?

All of Orlando, with a lot of my work in south Orlando: Hunters Creek, Southchase, Meadow Woods and Lake Nona. I also help clients in Dr. Phillips, MetroWest, East Orlando and the neighborhoods around downtown, plus nearby Kissimmee and Davenport.

Is every Orlando address inside the city of Orlando?

No. Many homes with an Orlando mailing address, such as in Hunters Creek or Dr. Phillips, are in unincorporated Orange County. That can change property taxes, services and which local rules apply. I'll help you check for any home you're considering.

What should I know before buying a condo in Orlando?

Ask for the HOA budget, reserve study and any milestone inspection report. Florida's condo safety laws passed after 2021 require these for many buildings, and some associations have raised dues or added special assessments to meet them.

Can we work together in Spanish?

Yes. I'm bilingual, so we can talk, text and review documents in Spanish or English, whichever you prefer.

How do I find out what my Orlando home is worth?

Send me your address through my contact form or call or text (321) 325-2727. I'll prepare a free, no-obligation estimate based on recent nearby sales and your home's condition.
