Why pool homes matter in Florida
Central Florida summers are long, hot and sticky. A pool turns that heat into something you look forward to.
With your own pool, a cool swim is a few steps from the back door. No driving, no crowds, no clubhouse hours. Just you, the water and your backyard.
Warm-weather months last a big part of the year here, so a pool isn't just a summer thing. Many owners swim well into fall, and a heater can stretch the season even more.
Why own a pool home
It's not just a pool. It's how you use your home.
Year-round outdoor living
Your backyard becomes another room: morning coffee by the water, a sunset swim after work.
Weekend pool days
Room to splash, float and grill, on your schedule. Invite friends over whenever you want.
Private, not shared
No community pool rules, hours or waiting for a lounge chair. The water is yours.
Easy way to stay active
Laps, water walking or a quick cool-down. Low-impact movement right at home.
The Florida backyard
Screened lanai, palm trees, warm nights. A backyard you'll actually live in.
Pool homes and resale
In Central Florida, a private pool is one of the features many buyers search for first. That can help a home stand out when it's time to sell.
A pool's value depends on its condition, age and the home around it. A clean, updated pool with a solid screen enclosure usually shows better than one that needs work.
Pool safety, for everyone
Layers of protection keep the water fun for everyone who visits your home.
- Fencing or barriers around the pool, separating it from the house and yard.
- Self-closing, self-latching gates and doors that lead to the pool area.
- Door and window alarms on openings that lead straight to the pool.
- Safety covers rated for pools, plus an in-water pool alarm if you want an extra layer.
- Clear rules and supervision whenever anyone is in or near the water.
Florida's Residential Swimming Pool Safety Act (Chapter 515, Florida Statutes) requires a new residential pool to have at least one approved safety feature before it passes final inspection. Rules can change and local codes add more. Ask your inspector and the county what applies to the home you're buying.
Pool types and care
Pools here are usually one of these three types. Each needs a little different care.
| Gunite (concrete) | Vinyl liner | Fiberglass | |
|---|---|---|---|
| What it is | Sprayed concrete shell with a plaster, aggregate or tile finish | Flexible liner over a frame | One-piece shell set in the ground |
| Shape | Any shape or size | Many shapes | Set by the shell maker |
| Long-term care | Resurface every several years | Replace the liner every several years | Smooth surface; gel coat can wear over time |
Pool care basics
- Test and balance water chemistry about once a week
- Skim, brush and empty baskets regularly
- Clean or backwash the filter on a schedule
- Screen enclosures are common in Florida and help keep leaves and bugs out
- Service options: do it yourself, chemical-only visits or full weekly service
- Costs vary a lot. Get a few quotes from local pool companies

Pool inspection tip: ask for a separate pool inspection during your inspection period. A pool inspector checks the shell or liner, pump, filter, heater, leaks and safety features.

Pool homes FAQ
Does every home in this search have a private pool?
Yes. The search is locked to homes listed with a private pool, not just a community pool. Listing details come from the MLS, so we always confirm the pool at the showing and in the inspection.
Gunite or vinyl liner: which is better?
Neither is "better" for everyone. Gunite can be built in any shape and gets resurfaced every several years. Vinyl liners feel soft and get a new liner every several years. Your inspector can tell you the condition of the one you're looking at.
Do I need a pool inspection too?
It's a smart idea. A general home inspection may only look at the pool briefly. A pool inspector goes deeper on the equipment, leaks and safety features.
Will a pool change my insurance?
It can. Pools and screen enclosures can affect coverage and cost. Get insurance quotes early, before your inspection period ends.
Can we do this in Spanish?
Of course. I'm bilingual. We can talk, text and review documents in English or Spanish.
